Private Listings Solve The Wrong Pricing Problem
Testing the market privately may protect a seller from the visible consequences of overpricing, but it can't protect against the opposite mistake: selling before the market has a chance to tell you the property is worth more. You can choose privacy or price, but you can't choose both.
